Submitting a repair when you don't own the building

Homeowners, renters, building staff, and property owners can all open a request. Here's how the intake works depending on your role and what we'll ask for.

Who can open a request

ServiceFixes accepts requests from anyone who lives in or is responsible for the property: owners, renters with the owner's or manager's permission, on-site staff, and visiting contractors.

We never require an account to start. The intake is a public form, and you'll get a secure tracking link as soon as you submit.

How the intake captures who you are

On the first step we ask whether you're the owner, a renter, the property manager, or building staff. That role determines who has to approve any work above the diagnostic fee.

If you're a renter, the request still gets routed to the property's manager or owner for approval — but you stay on the message thread the whole time so you know what's happening.

Channels you can use

Web form at /start, SMS or WhatsApp to the number on the property's QR sticker, email, voice, or by scanning a property/asset QR code that's already been placed in the building.

Every channel lands in the same inbox tied to the same property record — so it doesn't matter which one you pick.

Examples

  • A renter scans the QR code in the laundry room and reports a tripped breaker — the request is routed to the building's manager for approval.
  • An out-of-state owner texts a photo of a leaking water heater — the request is opened on their building's record without them having to log in.
